All fees are due on the 1st day of each month by check or electronic direct withdrawal. Please contact the association manager with any questions about payments or the payment process. SATELLITE DISHES
If you plan to install a Satellite Dish on your unit, you must identify the desired location and request board approval in writing, PRIOR TO scheduling the installation. Requests should be submitted through the property manager.

Timberline Cottages Homeowners Association services provided on a regular schedule throughout the year.
Grounds Maintenance
This includes seasonal maintenance of common areas with emphasis on the two entrances to our complex. Included in this category is maintenance to association flower beds and mulch. Ornamental grasses are maintained and trimmed during the fall cleanup when leaves are removed. A spring cleanup is also performed to remove winter leaves and debris. Residents are responsible for maintaining their personal flower beds throughout the year by removing weeds and all plant debris at the end of the growing season. Mulch is refreshed every other year. Ash trees are treated for Emerald Ash Borer every other year. (Odd numbered years)
Lawn Maintenance
Lawns receive fertilizer applied several times starting in the spring through the late fall. Insect and weed control applications are also applied as needed throughout the year.
Shrub Maintenance
Shrubs and bushes are maintained at the appropriate time for the shrub. Trimming is done on a seasonal basis after flowering has occurred in the spring and in the fall. Homeowners can provide preferences for the contractor including to opt out of this service if they wish to do it themselves. Any special efforts should be requested through the property manager. Spraying is done on an as needed basis in order to control pests and diseases. Spraying for Japanese Beetles is not included and is homeowner responsibility.
Tree Maintenance
Trees are maintained throughout the year if damaged by wind or other weather events. Each summer trees are evaluated for trimming and trimmed as required. Homeowners are notified when trimming will occur and should report any trees they want to have evaluated.
Mowing and Irrigation
Mowing and irrigation are started in the spring and go throughout the summer and fall on a regular and, as needed, schedule.
Snow Removal
Snow removal is handled by our contractor who removes snow from the streets, drives and sidewalks. In most cases, the contractor will begin snow removal after snow has stopped if there has been an accumulation of 2” or more. If a very large accumulation is expected, removal may begin prior to the end of the storm. Ice melt is provided by each mailbox pod for residents to take and use as needed. Be careful during snow events as surfaces can be slick. Please report any issues or slick spots to the property manager so the appropriate action can be taken.
Street Maintenance
Street maintenance is reviewed each spring and if repairs are needed they are completed during the summer season.
Street Lighting
Lighting in our complex is maintained by the association. If you observe any lights needing repair, please contact the property manager so they can begin the process to get them repaired.
